freight depot 0% usage

Hello everyone, I'm trying and trying to find the way how to use freight depots and make them show more than 0% of usage but have no results. I connected areas on the same map which are not connected by any roads or water, both have (or in another case I deleted one for the experiment) industrial areas of different types, commercial and residential areas as well and it's still 0%, I can see trains running with different goods but that's all. Thank you
