It's not based on the real one, rather than used the map from the 2018
Spider-Man game as reference, and partially added Harlem, Bronx and NJ, parts of Queens, and Liberty Island.

Midtown WIP centered on Broadway
Midtown WIP centered on Park Ave.:
As seen on the first photo, I'm also working on filling in Central Park.
I'm planning to shrink the Liberty Island (and split it to Ellis Island), Governor's, Roosevelt and Rikers Islands, as they felt larger to me.
Most of the development so far is based on Midtown Manhattan south of Central Park.

10/23/24 Update:
- Added East Harlem, Midtown East, and Upper East Side
- Small modifications and additions in the other neighborhoods.
- Added FDR Drive, including developments around it as Weill-Cornell Medical Center, Rockefeller University, Sutton Place.
-Added Ed Koch Queensboro Bridge, including structures in Queens around its approach, such as Queensbridge Park and Queensbridge North Houses, and structures around the Manhattan approach.
- Added Roosevelt Island Bridge (unfinished)
- Filling in the space that occupies Central Park (unfinished)
- Temporarily deleting Randalls and Ward Islands to make room for East Harlem reclamation. (unfinished)
- Modified the shape of Roosevelt Island to fit the proportions of its real world counterpart.
This is a 105km² map since it's the only city in its self-titled region, so filling in the map would be a lengthy process.
Notes: In contrast to the 51 blocks of the real world counterpart, Central Park is 15 blocks long northwise in this map. An average block is 4x8 tiles long. That means many parts of the map had to be compressed in order to fit the map size.]

I've tryed making the same area from the pre-made seed,
but it looks much better the way you've created it here.. I live in that area so I always build a jarbled mess ,far to cluttered. I think i try to squeeze every single detail thats familiar to me lol.
